  • Post-Champlain Reality: More engineering studies, stricter reserves, and the most scrutinized older buildings we’ve ever seen—safer, but budget accordingly.

  • Schools & Family Life: Publics are mixed; several excellent private options nearby. Beach lifestyle for active families, year-round.
