We require more of our tenants than your average property management company. We feel that what we do gives us a huge advantage over other companies. If you own an investment property and are looking for a property management company to assist you, here’s what makes us the best choice for you.
1. We require renter’s insurance. A rental insurance policy is required for all of our tenants.
2. We always get the pet’s picture. If a tenant is moving in with a pet, we make sure we have a photo of the pet for our four- and six-month walkthroughs.
3. We only require one tenant per lease. This really helps us out in the unfortunate situations of a couple breaking up or getting divorced. The only person that is required to be on the lease is the person who fills out the original application. Everyone else will be a legal occupant.
4. All of our rents are due on the 1st. In Hawaii, we don’t have grace period laws like many mainland states do. The rent is due on the first, a late fee is assessed on the 2nd, and the eviction process begins on the 3rd.
