When Not to Buy a Home: The Truth About Timing, Mortgages, and Real Estate Lies

Hey folks, Earnest Mann here. If you’re even thinking about buying a home—now or in the future—you need to hear what I’m laying down today. Why? Because it’s the truth. And truth in real estate is bad for business—especially the business of mega-lenders and real estate agents. This episode kicks off with a question from Mike in Little Rock, Arkansas: “Is now a good time to buy my first home?” Well, Mike, buckle up, grab a beer, because I’m not here to tell you what you want to hear—I’m here to tell you what you need to hear.

Why Your Life Circumstances Matter More Than Market Trends

I don’t care what CNBC or your neighborhood realtor tells you. The best time to buy a house doesn’t depend on market trends. It depends on your personal situation. Mike, you said you’re buying just for yourself. That alone changes everything. Most people don’t realize how different it is to buy a home as a single person compared to, say, buying one as a married couple.

And here's something else you won’t hear from your average agent: there’s a world of difference between “buying” a home and “mortgaging” one. Most people don’t even know the difference, let alone factor it into a decision this big.

Learn from Joe Rogan’s $600 Million Mistake

To prove my point, I use the example of podcasting giant Joe Rogan. The man moved from California to Austin, Texas, and bought multiple properties at inflated prices. When the market corrected, he lost big. But hey, he’s worth $600 million—he can afford it. You and I? Not so much. And let me remind you, his losses get covered by corporate sponsors—which means you’re paying for them one way or another.

You Don't Get Real Expertise for Free—And You Shouldn’t Trust Those Who Offer It

Look, I’m not going to give away the whole game here. I don’t do “trolling” or drip-feed content like those YouTube marketing snakes. If you want general wisdom, I got you. If you want a full diagnostic on your personal real estate situation? That’s paid work—just like any good mechanic would charge to look under your hood.

The Bottom Line: Don’t Buy a Home Until You Understand the Full Picture

Mike—and everyone else listening—don’t make real estate decisions without knowing your real motives, legal risks, and financial constraints. Don’t split ownership. Don’t assume marriage makes homebuying a smart move. And don’t trust the smiling face in a suit promising you a dream home at the perfect time. They don’t know you. I don’t either—but at least I’m honest about it.
