ADU's or Accessory Dwelling Units, have long been a popular way to build a 2nd home on a residential property that is not zoned for multi-family. Accessory dwelling units are popular for use for rental income, or for extended family as well. The ability to build ADU's changes dramatically with the passing of HB 1337. HB 1337 requires the adoption or amendment of municipal zoning regulations to allow for at least two ADUs on all lots located in all zoning districts within an urban growth area that allows for single-family homes. HB 1337 supersedes and preempts all municipal zoning regulations. Anacortes Realtor Bert Clay talks with Paul Balzotti and Howard Chung of John L.
